Questions to Ask Before Sealcoating Your Parking Lot

Before deciding which parking lot sealing contractor in Toronto to hire, there are several important questions to ask. We go over some of them below.

Why Is Sealcoating Important in Your Parking Lot?

Asphalt paving is a good investment for commercial businesses. The lifespan and integrity of the asphalt can be further protected by applying sealcoating. Having a parking lot sealcoated protects the pavement from damaging ultraviolet rays, water damage, excessive heat, and heavy traffic.

How Long Does the Sealcoating Last in Parking Lots?

Top-quality sealcoating materials can be used for commercial and public parking lots to extend the life of the asphalt. Depending on the sealcoating used, it should only need to be reapplied once every two to three years.

How Long Does It Take for Sealcoating to Dry?

Once sealcoating is applied, it can take 24 to 48 hours for the material to cure and dry. Directly after the sealcoat application, it is recommended that the parking lot remains untouched, especially by vehicles. The material used for sealcoating needs time to cure and dry. The length of time it takes to dry depends on the number of layers of sealcoat applied as well as environmental factors such as the temperature and level of humidity.

Can Drainage Issues Be Resolved in Parking Lot?

To have an effective protective sealcoat applied, the underlying pavement needs to be in good condition. This includes ensuring there is proper drainage on the lot. While the sealcoating will help protect the finished product, it alone cannot fix any drainage issues. A reconstruction of the asphalt surface, adding slopes, or installing catch basins can help encourage proper water drainage.

What Colour Is the Sealcoat Supposed to Be?

Sealcoating is created from asphalt bitumen, clay, sand, and other aggregates. Because of this, the colouring is black, slate black, or black with a bluish hue. If your project requires a specific colour or shade, talk to your sealcoating company to see what options they have available.

What Sizes Cracks Can Be Filled in My Parking Lot?

Parking lot crack sealing in Toronto is an important factor in the sealcoating process. Before sealcoat is applied, these cracks need to be cleaned of debris before being filled. This process helps to prevent water and debris from increasing the size of the cracks. Commercial lots that have large cracks may require replacement of the asphalt pavement before the top sealcoating can be done.

What Type of Maintenance Is Required After Sealcoating My Parking Lot?

While sealcoating a parking lot is expected to improve the look and function of your parking lot for years to come, there are basic maintenance steps to take. Having a professional contractor recoat the surface with sealcoating once every two to three years will help improve the strength and condition of the lot.

How Many Coats Will Need to Be Applied in My Parking Lot?

In most cases, the commercial property may only require two applications of sealcoating for optimal results. The condition of the asphalt and the amount of heavy traffic in the lot may affect how many layers of sealcoating are needed.

What Factors Affect the Price of Sealcoating?

Sealcoating companies offer similar products and service to customers with varying prices. There are several factors that are part of the quote-based cost system.

The condition of the existing lot plays a role in the cost of sealcoating. For an effective surface, the asphalt needs to be properly cleaned and dried, including the removal of rocks, debris, and garbage. There may be cracks to be cleaned, as well as potholes to be filled.

Sealcoating costs vary in accordance with the size of the commercial lot to be attended to. Ask the sealcoating company if costs are acquired by the square footage or on an hourly rate.

In addition to the size of the property, the design of the lot will also be taken into consideration. Some lots may have curves or small slopes that need to be compensated for.

The location of the property can also add to extra costs. Moving equipment, machinery, and materials to a site are part of the transportation costs.
