Generally, the cost of parking lot sealing depends on a series of factors:

  • The size of the parking lot
  • The specific configuration and traffic flow on the property
  • The extent of any pre-existing damages to the asphalt
  • Surface Preparation costs—the amount of the debris to be removed effects the length of time and labour required to properly prepare the pavement for the Sealcoat application.

Our Process


All POLY-TAR sealcoat jobs start with proper preparation of the surface. A mechanical power-sweeper is used to ensure that all surface dirt and debris is removed.

A bead of POLY-TAR sealer is placed along the curbs and all edges. Care is always taken to ensure no over-spray of POLY-TAR occurs on any border surface ever.

The entire surface is then blown completely dust free using high-pressure blowers to ensure final proper preparation of the surface prior to the sealcoat being applied.

When examining project bids from contractors, a mechanical power sweep and high-pressure blow of the entire surface must be included in the scope of work. It is not optional.


Squeegees or brushes are used to carefully apply the POLY-TAR along all curbs, walls, or stonework at all perimeter edges.

Once edging is complete, a single pass of spray sealer is carefully applied, directed away from all curb edges.

On smaller projects, we hand spray POLY-TAR to provide a heavy, even coat on the entire pavement surface.

Our self-propelled sealcoat machine sprays coats of sealer at up to 14 feet wide and provides unmatched job production to meet tight schedules on your large parking lot projects.
