How to Take Care of Your Asphalt Parking Lot

Asphalt is one of the most durable, flexible, and versatile paving materials on the market today. Not only does it have the capacity to withstand all kinds of harsh weather conditions including cold temperatures, snow, rain, sleet, and ice, but it can also last for many years as long as it’s properly installed. That’s why most paving professionals prefer to use asphalt when constructing commercial parking lots. With that said, asphalt parking lots still require regular maintenance and care to ensure a long lifespan and cost-saving benefits for property owners.

Here’s what you need to do to ensure that you get the most out of your asphalt parking lot.

Perform Routine Inspections

Depending on how much vehicular and foot traffic your property gets, you may need to administer a few minor or major asphalt repairs from time to time. Although it’s one of the strongest paving materials in the world, asphalt isn’t entirely impervious to damages. Like anything worth having, asphalt needs to be well taken care of and the best way to do that is to perform routine inspections at least once a week or biweekly. That way, if you do notice any potential or minor damages, you can fix them right away before they turn into a more expensive or difficult repair.

Keep Your Asphalt Clean and Well-Maintained

Part of being a responsible property owner is keeping your asphalt parking lot clean and well maintained. This includes doing regular spot checks, sweeping debris and dirt away, salting it in the winter, and removing snow and ice. The more you maintain your asphalt, the longer it’ll last you without needing repairs like pavement crack sealing. Maintaining and cleaning your asphalt also lowers the risk of anyone suffering an injury on your property, for which you’re legally accountable as the property owner.

Protect It from Oil Stains

Occasional oil leaks are inevitable whenever cars are involved. Sometimes, drivers might not even realize that their cars are leaking oil until they see the stains on your pavement. While you can’t always protect your asphalt from oil spills, regularly inspecting your property will allow you to spot and clean them much faster before they have a chance to set.

Apply Sealcoating Regularly

Sealcoat provides a strong, protective barrier between your asphalt and exterior elements. It’s important to professionally sealcoat your asphalt parking lot at least once every 2-3 years to keep it in tiptop condition and prevent damages from occurring. In fact, it’s been proven that sealcoating your asphalt parking lot can significantly extend its lifespan to about 20-30 years before it needs to be replaced.
