Sure-Seal Pavement Maintenance Inc. Releases Expert Opinion on When to Fill Asphalt Cracks for Best Results

“Some things can wait until the summer months and some things can’t,” says Lance Bradshaw, president and CEO of Sure-Seal Pavement Maintenance Inc. “Filling cracks in the asphalt of a property alleviates any safety risks and keeps the property looking properly maintained. And filling asphalt cracks during the early spring is very possible, as long as the conditions are dry.”

Bradshaw explains that the actual process of filling asphalt cracks is done to prevent water from leaking into the base of the asphalt. To do this requires pouring hot rubber sealant into the cracks, a relatively simple process for an expert.

“It’s actually better to fill asphalt in the early spring because the cracks have expanded, which make them easier to fill,” he adds. “During the warm summer months, the asphalt actually contracts, which makes filling more difficult.”

Bradshaw notes that this type of sealing should only be done with individual cracks. That’s because if a group of cracks are close together, it is an indication that too much water has already penetrated the sub-grade and the surface can no longer safely manage the weight of traffic. In instances like these, localized asphalt repair may be an option. If left too long, says Bradshaw, the entire pavement surface may need to be reconstructed.
