The Difference between Asphalt Paving and Sealcoating

Despite what many people think, asphalt paving and sealcoating are two mutually exclusive processes involved in installing new pavement or repairing pre-existing pavement. However, both applications can work in tandem to achieve different objectives, depending on a variety of situation factors.

As every professional and experienced contractor will assure you, asphalt paving and sealcoating are both essential processes involved in proper pavement maintenance over time. Both of these processes must be properly executed by experts on a regular basis for optimal and long-lasting results.

What Is Asphalt Paving?

Asphalt paving is the process of applying either hot or cold asphalt mixtures to any given plot of land such as parking lots, driveways, and roads. It serves multiple functions that range from correcting imperfections in existing pavement, filling cracks, repairing potholes, and even creating new property foundations. The simplest asphalt overlay jobs are meant to patch holes to prevent water, debris, and other elements from permeating the surface and eroding the asphalt from within.

What Is Sealcoating?

Drawing comparisons between sealcoating and asphalt paving is almost nonsensical because they’re two completely applications with different purposes altogether. However, they work cohesively to ultimately create a flawless finish in your pavement and enhance its performance and appearance.

Sealcoating doesn’t actually repair damaged asphalt with the exception of perhaps minor shallow cracks and surface holes. Other than that, the sole purpose of sealcoating is to act as a protective barrier between your pavement and the potential treacheries of the outside world. Sealcoating is a specially formulated layer of liquid that protects your asphalt overlay from water damage, UV rays from the sun, heavy precipitation, and various forms of vehicular harm. In contrast to asphalt paving, sealcoating can extend the lifespan of your plot of pavement by about 10 to 20 years. It’s an essential part of overall asphalt pavement maintenance. With regularly scheduled applications every two to three years, it can save you a substantial amount of money in asphalt repairs.
